Position Title: Property Management Officer
Job Summary:
Oversees projects for Centers, manages the regular maintenance and administration of Bank Premises equipment and facilities. Handles the distribution of utility charges to Head Office and Center building occupants based on agreed scheme (e.g., area occupied, etc.)
Specific Duties & Responsibilities:
- Manages and reports status of maintenance and projects for Centers.
- Receives and acts on all problems and complaints reported by Bank Premises occupants and other related parties on the operations of building equipment/facilities through ITSP (e.g., carpentry, air-conditioning, elevators, generator sets, signage, chillers, electrical works, telephone lines, plumbing, water pipes, drinking fountains, elevators/gondolas, smoke alarm and sprinkler system, comfort rooms, pumps, exhaust fans, water proofing, housekeeping concerns for Centers, etc.) and assigns the ticket to PMD Assistant to attend on the concern/s and resolve the ticket/s. Also, recommends to Management acceptable solutions to resolve these problems/concerns that should be done by a contractor/vendor.
- Supervises Property Management Assistants to ensure smooth operations of Center equipment such as elevators, central air-conditioning systems, fire protection, plumbing and Branch concerns.
- Inspects work performed by service providers to confirm if the scope of work per contract was fulfilled. Reports any adverse findings noted to Procurement Division for immediate action.
- Assists subsidiaries / tenants in their building administration aspects and provides technical assistance on matters involving office renovations, branch construction, etc.
- Monitors and handles the preventive maintenance schedule of the facilities.
- Monitors stocks inventory and prepares purchases for replenishment.
- Supervises the monthly maintenance of the Bank Premises stand-by generators set and provides new set to ensure back- up in case of power outage.
- Provides technical assistance on structured cabling project requirements and recommends for approval of Management as required by various Bank Premises.
- Provides technical assistance on matters concerning electrical, plumbing, air-conditioning, etc., required by the business units and the like.
- Handles the review and recommendation for payment of billing/ Statement of Account for electrical/water bills, repairs, preventive maintenance services etc. being charged to properties maintained by the Bank and its corresponding charging to tenants of Head Office units and branches.
- Provides technical services during special bank events, as needed.
- Handles and monitors the parking reservations and assignments of senior officers on the Center handled.
- Facilitates, coordinates and implements disinfection schedules to Metrobank offices (UV light and wipedown).
- Monitors and requests the chemicals (Alcohol, Hand Soap & Bleach) for the consumption of the center/s.
- Should be assigned as Pollution Control Officer of the building/center handled.
- Assigned as Safety Officer and Emergency Marshal of the building/center handled; only assists Risk/OSH during an event.
- Handles the booking and reservation of the function rooms
Qualifications:
- Graduate of any Business-related or Engineering-related courses
- At least 3 years of related working experience
